Who we are
This policy explains how 1000077448 Ontario Inc., operating as BMR Developments (London), the owner and developer of The Ten on Upper Queen, a boutique rental townhome community located at 489 Upper Queen Street, London, Ontario, collects, uses, and protects your personal information when you contact us, register your interest, or book a showing. We follow Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and Anti-Spam Legislation (CASL).
What we collect
Depending on how you interact with us, we may collect:
- Contact information — first name, email address, and phone number
- Professional information — brokerage name, if you register as a real estate agent
- Showing details — your selected date and time, if you book a showing
- Call information — if you call our leasing line, your conversation with our AI receptionist ("Sara") is processed to understand your request and provide a response; a summary of the call is recorded for our leasing team
- Basic technical information — such as your general connection details, used only to protect our systems from abuse
How we use it
- To respond to your inquiry and provide the information you requested
- To notify you about availability, floor plans, pricing, and leasing invitations for The Ten on Upper Queen
- To confirm and manage a showing you've booked
- To administer our REALTOR® Partner Program, if you register as an agent or brokerage
- To improve our leasing process and respond to you more effectively
We do not sell your personal information, and we do not use it for any purpose beyond what's described here without asking you first.
Consent
When you register your interest and expressly opt in, you consent to receiving leasing and project communications by the methods described at registration. When you book a showing, we use your information to schedule, confirm, update, or otherwise communicate with you about that appointment. Booking a showing by itself does not add you to promotional marketing communications. You may withdraw marketing consent at any time; see "Your rights" below.
Who we share it with
We work with a small number of service providers to operate our leasing systems. Each only receives the information needed to perform their specific function:
- Twilio — provides our phone and text messaging service
- OpenAI — powers the voice conversation with our AI Leasing Receptionist, Sara, during phone calls
- Resend — sends our confirmation and notification emails
- Airtable — securely stores registration and call records used by our leasing team
- Google Calendar — processes appointment details and sends confirmations when you book a private or REALTOR® client showing
We do not share your information with any other third party for their own marketing purposes.
Our use of AI (Sara)
When you call our leasing line, you may speak with Sara, our AI Leasing Receptionist. Sara is designed to answer common questions, route your call appropriately, and collect your contact information so our leasing team can follow up. Before asking for your name, phone number, or email, Sara will let you know that information is handled per this policy. A summary of your call — not a full transcript — is saved for our leasing team's reference. If at any point you'd prefer to speak with a person directly, just say so.
How long we keep it
We retain your information for as long as reasonably necessary to fulfill the purposes described above, or as required by law. If you withdraw consent or ask us to delete your information, we will do so unless we're required to retain it for legal or accounting reasons.
Your rights
You have the right to:
- Ask what personal information we hold about you
- Request a correction to inaccurate information
- Withdraw your consent to further contact at any time
- Ask us to delete your information, subject to legal retention requirements
